Kootenay real estate listings rise in March

Residential real estate listings were up last month in the Kootenay-Boundary, according to the Association of Interior Realtors. Sales also increased compared to the previous month, but were well below the same time last year.

In a news release, the association said 227 sales were recorded locally last month, which is up from February’s 144 units sold, but down 9.2 per cent compared to March 2025.

There were 499 new listings in the region in March, a 4.2 per cent increase compared to the same month the previous year, and up from February’s 331 new listings.

Overall active listings in the region stood at 1,411, which was a 2.5 per cent increase compared to March 2025.

“After a quieter-than-anticipated month, the Kootenay market bounced back with stronger sales activity,” association president Kadin Rainville said.

“We’re also seeing an increase in listings, and although inventory remains limited, it’s the most we’ve had in some time for a market that often struggles with supply to meet the demand.”

The benchmark price, which realtors say is a better representation of value compared to the average price because it represents a home of “typical attributes,” saw a 1.1 per cent decrease in the Kootenays in the single-family housing category compared to the same month in the previous year, coming in at $589,800.

The townhouse category saw a five per cent decrease in benchmark pricing, coming in at $494,700. Condos saw a benchmark price decrease of 2.4 per cent in year-over-year comparison, coming in at $342,600.
